The energy Efficiency Rating, known as EER, in Canberra, is done with the program First Rate 4. This program was made in Victoria and has gone through various evolutions. It is the fourth version that we use in Canberra.

Basically, this is another building inspection. The qualifications to do this, however, differ to the usual building inspection.

It is done on a program whereby the energy-rater simply puts into the program the area, floor coverings, areas of bathrooms, ensuites, areas of ceilings, and the different types. Plus there is the different materials, insulations, vents, fans, types of blinds and types of glass and so on. The list is very long. When all these are plugged into the computer, the program algorithm then works out the number of stars and points that the house has.

Such a system allows the buyer and seller to compare their energy efficiency to other homes on the market. The workout is quite involved and time-consuming.

In the price of this is also the $32 costs of submitting the rating to ACTPLA shortly after the rating is finished. This cost is included in your overall price.

The report is many pages long and in our inspections is done as part of the building inspection package. It can, of course, be sold by itself.
