What Are Conveyancing Files?

Who gets them and what do they cost?

The Conveyancing Files are obtained from ACTPLA, the ACT Planning Authority. The building inspector orders them and pays for them in advance. The cost of them is included in your price.

The Conveyancing Files must be ordered with an authority form signed by the owner/lessee.

The files contain the application for those files by the inspector. They also include the plans lodged to build the house, and they should have the compliance certificate that shows the house was inspected when the building was finished.

The files then will have every approved structure that was applied for and it should have a Certificate of Occupancy for all the structures built.

These files are sent to the inspector and they are sent then without any changes to the vendor. The vendor puts these in the contract.

From these files, the inspector will use them to gauge if there are any unapproved structures on the property. The files are also needed to prepare the EER Report.

Currently, the files cost $90, plus an additional $22 if you wish to have the ACTPLA plumbing drawings as well. The ACTPLA site page to order from is here.
