At Canberra Building Inspections we do the inspection using a checklist. Each item is checked off, one at a time.

First, there is the structural checklist and this is all about what the building has or should not have to be considered standard for its age. We check walls, cracks, roofing gaps, sags in timber, ceilings and roofs and so on. This is where being from a building background helps the inspector. He knows what should be there and when something is not it sticks out.
In addition to this, we also check the appliances, to see if they turn on. But that is as far as we go. We are not electronics experts and nor are we electricians. We will check all your power points, and look to find any work that might be done by an unapproved person. But if you need an electrical professional, we are not that and you will need to engage one specifically.
The plumbing is similar and we will look to see if there are leaks, washers work, the taps work, and it appears that the housage drains. But again, while we pick up most errors we are not plumbers and if someone needs a specialist then one must be engaged.
